What sellers and buyers ask us.
What's the commission?
Five per cent on a house, split with the buyer's brokerage, and it covers the staging, the photography, the video, the floor plan and the marketing. There's no separate marketing invoice at the end.
How long will it take to sell?
Our average is twelve days on market, and the spread matters more than the average: a well-priced semi in Leslieville goes in a week, a large detached in a quiet month can take six. We'll give you the honest range for your street before you sign anything.
Should I renovate before listing?
Usually no. Paint, decluttering and a deep clean return more than a new kitchen does, and we'll walk the house and tell you exactly which jobs are worth doing. Anything we'd skip, we'll say so.
Do I need to be out for showings?
For the first weekend and any open house, yes. After that we book by appointment with two hours' notice, and you can block out times that don't work.
What happens if it doesn't sell?
We meet at week three, look at the showing feedback and the traffic, and decide together whether it's price, presentation or timing. You can end the listing agreement at any point with written notice.
Can you help outside the GTA?
We're licensed across Ontario and regularly sell in Durham, Halton and Simcoe. Further afield we'll refer you to an agent we know personally and stay involved until you're settled.
