Site visit and measure
We walk the space with you, measure it, and talk through what's structural and what isn't. It's free and it takes about an hour.

Drawings and a fixed price
Layouts, elevations and a line-by-line price for the whole job. Nothing is left as an allowance that can move later.

Permits and inspections
We file the drawings, book the inspections and deal with the city. You sign once and hear from us when it's approved.
- 04
Demolition and rough-in
Protection goes down first, then framing, plumbing, electrical and HVAC. You get photographs at the end of every week.

Finishes
Drywall, tile, cabinetry, trim and paint, in that order, with your selections locked in before this stage starts.
- 06
Walkthrough and deficiencies
We walk it with you, write the list, and finish it. The last payment comes after that list is empty.

Kitchen renovations
Custom cabinetry, stone counters, and layouts drawn around how you actually cook rather than around where the pipes are now.
Bathroom renovations
Waterproofing done to the letter, because it's the one part of a bathroom that gets fixed by rebuilding it.
Basement finishing
Rec rooms, income suites and home offices, with the underpinning, egress and permits handled where the ceiling is low.
Additions & second floors
Engineered, permitted and framed to match the house, so the addition doesn't announce itself from the street.
Whole-house renovations
Everything at once while you live elsewhere, which is faster and cheaper than doing it a room at a time.

The things people ask on the first visit.
Can we live in the house while you work?
For a kitchen or a basement, usually yes. We build a dust wall, protect the floors on the route in, and set up a temporary sink where we can. For a whole-house renovation you'll want to be out, and we'll tell you that at the estimate rather than at week three.
How firm is the fixed price?
It's the price. The only things that move it are changes you ask for and genuine surprises behind a wall, and both get priced in writing before anyone carries on. Knob-and-tube and rotten subfloor are the two we find most often, so we allow for them where the age of the house makes them likely.
Who pulls the permits?
We do. Drawings, the submission, the fees and every inspection are ours to book and ours to chase. You sign the application and that's the end of your involvement.
How long does a kitchen take?
Eight to ten weeks on site once permits are in hand, and about three months from the first visit if you count drawings and approval. A bathroom is four to five weeks. An addition runs five to eight months.
When do we pay?
A deposit at signing, then payments tied to stages you can see: rough-in passed, drywall up, cabinetry set. The last one is due after the deficiency list is finished, not before.
Do you use subcontractors?
Our framers, plumbers, electricians and tile setters are on payroll. Anything requiring its own licence, like gas fitting or the structural engineering, goes to the same two firms we've used for years.
Seventeen years, one standard.
We started as a two-person crew doing kitchens in Leaside. Today we run full renovations and additions across the GTA, and the standard hasn't changed: show up when we say, quote what it really costs, and leave the site cleaner than we found it.

A schedule you can hold us to
Written, stage by stage, with dates. If we slip a week you hear it from us on the Friday, not from an empty driveway on the Monday.
Selections locked before demolition
Tile, cabinetry and fixtures are chosen and ordered before the first wall comes down. Waiting on a back-ordered vanity is the most common way a renovation stalls.
One site supervisor
The same person is on your job every day and answers their own phone. They know what happened yesterday without having to ask.
Photographs every Friday
Progress shots and next week's plan, by text. Useful when you're at work all day and the house is somebody else's job site.
Clean at the end of every day
Tools away, floor swept, dust wall sealed. It costs us twenty minutes and it's the thing clients mention most.
The deficiency list is ours to close
We write it with you at the walkthrough and we finish it before the final invoice. Nothing gets left for you to chase in March.
